Resource A

Inspection preparation checklist

Your property

  • Property type (house, flat or other) and number of bedrooms.
  • Approximate size, number of floors and any garage or outbuildings.
  • Your expected legal completion date, or the date you took ownership.

Access to confirm

  • Who will arrange access — you, the sales office or the site team.
  • For pre-completion visits, whether the developer permits an independent inspection and on what terms.
  • Parking, keys and whether utilities will be switched on.

Questions to ask your inspector

  • What is included in the inspection, and what is excluded (for example roof spaces, drainage or external areas)?
  • Do you use thermal imaging, ladders or drones, and is there an extra charge?
  • What format is the report in, does it include photos, and how soon will I receive it?
  • How does a pre-completion inspection differ from a post-completion inspection in your service?
  • Do you offer a reinspection to check remedial work, and how is it priced?
  • Can I ask questions about the report after I receive it?

Resource C

Downloadable snag tracker

A spreadsheet (CSV) that opens in Excel, Google Sheets or Numbers. Use it to record each item you raise, the developer's response and what is still outstanding. It helps you stay organised — it doesn't confirm whether a repair has been completed adequately.

Columns included

  • Reference
  • Location
  • Issue description
  • Date reported
  • Developer response
  • Next action
  • Status
  • Completion notes

Need a reinspection?

Once your developer has addressed the reported items, a professional reinspection can check the remedial work. Tell us about your home and we'll look for suitable support.
